Agricultural Portfolio Transaction, Imperial County, CA

Environmental due diligence services for a 12,040-acre agricultural portfolio located in California.

THE PROJECT

AKT Peerless’ client was in due diligence for the potential purchase of a portfolio of 12 multi-parcel properties (“ranches”) totaling over 12,000 acres throughout Imperial County California. The properties needed to be evaluated in less than 45 days. 

The 12 ranches sites included locations across Imperial County California including one along the US-Mexico border. The complexity of the project consisted of numerous factors including the widespread locations of the sites, large areas of land to be assessed, coordination of access to all portions of the property, and the expedited nature of the transaction. Further complicating the project was the over 100 F temperatures during the time of the site assessments and assessing numerous active geothermal production wells and abandoned geothermal test borings. 

 

OUR ROLE

AKT Peerless mobilized a team of experienced environmental professionals from multiple offices (Southeast Michigan and California) and strategically assigned staff to specific ranches. The purpose of these assignments was to minimize mobilization and local agency reviews while increasing overall productivity of all staff members involved in the projects.

THE RESULTS

This skilled and experienced project team allowed our client to make informed decisions on the environmental conditions of the 12 ranches. AKT was able to complete 12 Phase I ESAs on time and within budget allowing the transaction to proceed.
