


Asbestos and brownfield redevelopment services supporting the adaptive reuse of a former hotel building into mixed-use residential space in Michigan.
SF Community Renewal planned large-scale renovations of a former hotel building in Southfield, Michigan, with the goal of adaptively reusing the vacant structure as mixed-use apartments and support services for a foster care facility. Prior to redevelopment, the property required a thorough evaluation of existing asbestos and regulated materials documentation to support safe renovation planning and long-term reuse of the building.
The project involved reviewing prior environmental surveys, identifying data gaps, and completing additional investigations to meet federal regulatory requirements and enable subsequent structural assessments. Completion of environmental due diligence was a critical step in allowing the project team to verify building integrity and move forward with redevelopment planning.
AKT Peerless was retained to review existing asbestos and regulated waste surveys and to develop bid specifications for asbestos and regulated waste abatement in support of planned renovations. Following review of previous surveys, AKT Peerless determined that an Asbestos Gap Survey was required to evaluate previously unassessed areas, quantify asbestos and universal waste, and complete a final survey in accordance with the Asbestos Hazard Emergency Response Act (AHERA) and National Emission Standards for Hazardous Air Pollutants (NESHAP).
AKT Peerless assisted the client with preparation and management of a Request for Proposals (RFP), developed asbestos and regulated waste abatement specifications, and recommended a qualified abatement contractor. During abatement activities, AKT Peerless provided daily air monitoring, contractor oversight, and final Phase Contrast Microscopy (PCM) clearance sampling. AKT Peerless also supported brownfield redevelopment efforts by assisting with preparation of a Brownfield Plan and securing a Local Brownfield Revolving Fund grant through the City of Southfield Brownfield Redevelopment Authority.
Completion of asbestos investigations, abatement planning, and regulatory clearances allowed SF Community Renewal to proceed with structural engineering evaluations and redevelopment planning. Environmental risk was mitigated, and the building was positioned for safe adaptive reuse.
