ACM Abatement and Project Management of operating U.S. Post Office
Comerica Bank serves as the trustee for a real estate development portfolio. One of the properties is a building in Bellevue, Michigan, leased long-term to the U.S. Postal Service (USPS). This facility contained asbestos in both the floor tiles and their mastic. The tiles had significantly deteriorated and required removal.
The post office had operated in this building for decades, leaving only the walkway aisles unoccupied. This required dismantling, relocating, and consolidating multiple sorting stations, customer service areas, processing equipment, computers, and mail to access the tiles. With the post office operating six days a week, precise planning and execution were critical to avoid any disruption to USPS operations.
AKT Peerless was retained to conduct turnkey abatement, including bid specifications, competitive quotes, project notifications, scheduling and logistics, oversight for regulatory compliance, air monitoring and clearance, and final documentation reporting.
AKT Peerless worked closely with the abatement contractor, the USPS Postmaster, and Comerica to ensure a seamless project. A concise schedule of events was established and adhered to. A holiday weekend was selected as the longest uninterrupted block of time, from Saturday afternoon through Monday. Before the lobby closed on Saturday, all contractor equipment was staged, and all regulatory requirements, including USPS-specific asbestos abatement protocols, were followed. The work was completed by late Sunday evening, giving the Postmaster time on the holiday to address reorganization details before reopening on Tuesday.
AKT Peerless’ concise and clearly communicated planning was essential to the successful execution of this logistically challenging project. By scheduling it on a federal holiday weekend, the project was able to avoid occurring over two separate weekends. This approach also afforded the Postmaster more time to reorganize and ensure that all equipment and workstations were operating properly.
