Phase II, Environmental Remediation and Program Enrollment
A major developer was ready to redevelop their property into a mixed-use commercial-residential high-rise. The property had been sitting vacant in a prime location adjacent to the train station in Downers Grove, IL. The project was unique because the site had a No Further Remediation (NFR) letter issued for a previous Leaking Underground Storage Tank (LUST) incident. However, the NFR letter stipulated an industrial/commercial land use restriction.
AKT Peerless reviewed the previous investigation’s environmental reports for the site and designed a plan that optimized the time and costs for the client while achieving the client’s goal – a new NFR letter with no land use restrictions. AKT Peerless proposed to perform a Phase II Site Investigation. The investigation included re-sampling the areas where the land use restriction was applied. The data collected was favorable towards achieving the client’s goal. Based on the analytical data results, AKT Peerless enrolled the site into the Site Remediation Program for new NFR letter with no land use restriction.
AKT Peerless worked with regulatory agencies to advocate for our client. With creative thinking and experience, AKT Peerless was able to assist our client’s goal in a timely manner. The Phase II Site Investigation provided the data needed to remove the land use restriction from the site.
