Phase I, environmental remediation and underground storage tank removal services at a vacant lot in Illinois
The property had been sitting vacant for over a decade in a prime location in Mount Prospect, IL. AKT was retained to perform a Phase I Environmental Site Assessment (ESA) as the client was ready to develop the property. Through the due diligence process the rich history of the site was unveiled. The site had been utilized as a historic gasoline station, converted into an office building and then razed and left vacant. The Phase I ESA set the foundation for the road to remediation.
AKT Peerless was retained to perform a Phase I ESA of the property. Through the due diligence process, several underground storage tanks (USTs) were discovered that had been at the property prior to any regulatory scrutiny. One diesel fuel UST and one heating oil UST. Four gasoline USTs had been removed from the site prior to regulatory scrutiny. AKT Peerless completed the Phase I ESA and seamlessly handled the registration of the USTs with the Illinois Office State Fire Marshall (OSFM), removed the USTs, and entered the property into the Illinois Environmental Protection Agency’s (IEPA) Leaking Underground Storage Tank (LUST) Program. AKT Peerless performed as a liaison for the client with the IEPA and OSFM.
AKT Peerless worked with regulatory agencies to advocate for our client. Based on test data and preparation of the regulatory reporting requirements, a No Further Remediation (NFR) letter was issued for the site and from the state agency. Additionally, AKT Peerless was able to utilized the State reimbursement fund to save the client some money. It all started with a Phase I ESA!
