Environmental Remediation and renovation of attached buildings into bar-restaurant and apartments
The redevelopment project in Bay City, Michigan, led by the Bay City Brownfield Redevelopment Authority and supported by AKT Peerless, aims to repurpose two vacant buildings into a mixed-use development. The plan includes a first-floor bar and restaurant, three loft apartments on the second floor, and a brewpub. The redevelopment is expected to enhance the Water Street area, attract visitors, create new businesses, generate jobs, and improve the community’s economic landscape.
AKT Peerless’s role included preparing correspondence to define and supplement the Department of Energy Great Lakes and Environment (EGLE) Brownfield Refined Petroleum Fund (RPF) Grant Proposal. Our team outlined the proposed eligible activities to be conducted using the grant funds, established recommendations for further evaluation based on environmental assessments, and considered both current and prospective uses of the property. Our services encompassed asbestos abatement, demolition, supplemental subsurface investigation to evaluate soil, groundwater, and soil gas conditions, contaminated soil excavation and oversight, sub-slab soil gas sampling, documentation of due care compliance, vapor mitigation system design, and due care reporting activities.
The project at North Water Street remains ongoing and AKT Peerless continues to provide customers with the technical knowledge needed to successfully complete this project with necessary testing and abatement procedures.
