


Environmental investigation, remediation, and brownfield redevelopment services supporting a mixed-use revitalization project in Michigan.
The Bay City Brownfield Redevelopment Authority, in partnership with the City of Bay City, initiated a redevelopment project to repurpose two vacant and functionally obsolete buildings along Water Street in Bay City, Michigan. The planned mixed-use development includes a first-floor bar and restaurant, three loft-style apartments on the second floor, and a brewpub.
The redevelopment is intended to revitalize the Water Street corridor by attracting visitors, supporting new businesses, creating jobs, and strengthening the local economy.
AKT Peerless supported the Bay City Brownfield Redevelopment Authority and the City of Bay City by securing more than $400,000 in grant funding from the Michigan Department of Environment, Great Lakes, and Energy (EGLE) Brownfield Refined Petroleum Fund (RPF). AKT Peerless outlined eligible activities for grant funding, developed recommendations for additional evaluation based on environmental assessments, and considered both current and proposed uses of the property.
Environmental services included asbestos surveys and abatement oversight, demolition support, supplemental subsurface investigations to evaluate soil, groundwater, and soil gas conditions, contaminated soil excavation oversight, sub-slab soil gas sampling, documentation of due care compliance, vapor mitigation system design, and preparation of due care reports. AKT Peerless also provided brownfield grant administration, cost tracking, and quarterly reporting to ensure regulatory and funding compliance.
AKT Peerless’ environmental and brownfield services enabled the safe redevelopment of two vacant properties into a vibrant mixed-use destination. Environmental risks were identified, mitigated, and documented in compliance with state requirements, supporting redevelopment approvals and long-term site viability.
Securing and managing EGLE grant funding allowed critical remediation and mitigation activities to move forward, positioning the project for successful completion. The redevelopment is expected to generate new businesses and employment opportunities while contributing to the economic revitalization of Bay City’s Water Street corridor.
